Energy Performance Certificates are still a requirement by law when you sell your house. In the last 12 months, 1st Solicitors led the way locally in reducing the cost of the Home Information Pack so that the client was only charged what it cost this firm to obtain the various searches. Our fee was £149.00 inclusive as compared to an average of £250-£300 plus VAT.

Now that HIPs have been suspended, and almost certainly are to disappear, we at 1st Solicitors will be pleased to revert to a tried and trusted conveyancing system where it is for the buyer to conduct the pre-contract searches and raise their enquiries. Our experience of HIPs was that they merely confused rather than assisted in the procedure of buying and selling a house.

But we are still left with the Energy Performance Certificate which you must have when you sell a house. We are continuing our policy of only charging our clients what it costs 1st Solicitors to obtain the Energy Performance Certificate. Our fixed fee for the EPC is £42.25 inclusive of VAT when you also instruct 1st Solicitors to instruct in the sale of your property.
